Cadzand, a lot of assets

The most beautiful coast of the Netherlands, that is how Cadzand is sometimes called. Rightly so, because along the wide sandy beaches that stretch along the coastline you see no high-rise buildings. There is no shortage of authenticity and charm here. The landscape of Cadzand is characterized by polders, dikes and fields. Ideal for a pleasant walk or bicycle ride, to sniff the salty sea air and to lose yourself in the typical Zeeland landscapes.

And it doesn't stop there, because 200 meters from Catsand Island lies the Zwarte Polder, a nature reserve even more pristine than the Zwin. The rich biodiversity of mudflats, salt marshes, dunes and fens exerts a great attraction on (migratory) birds and other animals.

ION realises a project in a Dutch seaside town that would be impossible in Belgium

In time, hardly any difference will be noticeable between the Zwarte Polder and the new Catsand Island. The current landscape on the site of a former farm in the Ten Hundred Polder consists of barren farmland that has no biodiversity due to years of tilling. Remediating the entire 16-hectare site and reconstructing it as a natural landscape will create a rich biodiversity of mudflats, salt marshes, dunes and fens with native wildlife mixtures. 

We are making work of a Zeeland landscape with a large creek at its center as an attraction for birds, amphibians and other animals. We have clear agreements with the government, which supports the entire project, about how the entire area will become one with its surroundings. The goal is to create a pleasant place to stay for both animals and people. The houses will not just have a green buffer around them, but will really be in the middle of nature. 90% of the Catsand Island site will consist of new natural land.

Nestled in a green environment

Not only should the landscape become one with the Zeeland environment, the country houses will also blend into the whole. A permit for 10 building lots (from 8,894 m² to 26,955 m²) and 10 country houses accompanies the change of area from arable land to nature reserve. From the street you will not see anything of the construction except the high dikes with vegetation.  

Along the Tienhondersemiddenweg, an avenue that runs through vast green fields of fields, 2 small bridges over the water mark the entrance to Catsand Island. The mansions are accessible only by a cobblestone road that flows into a cart track built with shell sand. Natural fencing keeps grazing sheep or highlanders on the property. The entire area remains private land and is managed by a nature association to ensure optimal biodiversity.

Zealand influences

The construction plans for the 10 country houses have been licensed. Each house consists of a main house and at least one annex  building, each with its own indoor or outdoor pool. The approach to the designs, by architect Mark Wouters of Mark Architects, is simple, timeless architecture with Zeeland influences.  

The typical, traditional high-rise buildings that demarcate the entire Belgian coast are not found in Cadzand and will never be found there. Here you will find simple, elongated volumes consisting of one building layer. We integrated recognizable, regional elements from the Zeeland landscape: a variety of roof shapes reminiscent of the nearby farms, and roofs in thatch, gray slate tiles or red tiles. The result is a discreet and timeless design with large expanses of glass. The homes and outbuildings are positioned to ensure privacy and let the surroundings take the lead. You seem to be alone in the world, surrounded by a sea of real nature, without sacrificing comfort.

In zoned areas, the area of a country house in Belgium is limited to 1,000 m3. In the Netherlands, it is as much as 2.5 times more (2,500 m3) with an annexe the same size as a country house in Belgium (1,000 m3).
