De Kroon
The shortage of student rooms is increasing every year, and the demand for high-quality, modern housing in Ghent remains high. However, the housing market is lagging behind. De Kroon is doing its bit to help close the gap. This new-build project combines high-quality student rooms with a green, peaceful living environment in the heart of the city. Its central location, close to university campuses, hospitals, and trendy city districts, makes De Kroon a unique opportunity for investors.
Tolhuislaan 70 - 9000 Ghent
Centrally located in the historic center of Ghent, within walking distance of campuses and lively hotspots such as the Vrijdagmarkt and the Vlasmarkt. With new developments nearby, such as the Arteveldehogeschool Campus, which will soon make way for 2,500 students, the neighborhood is becoming a new hotspot for students.
Investors are investing with De Kroon in a new-build project that meets all contemporary standards. All student rooms and communal areas will be finished with high-quality materials, and the entire building will be powered by sustainable energy.
The green courtyard garden is undoubtedly one of De Kroon's unique assets. This oasis of calm in the middle of the city gives students a place to relax and get together.
Rooms with comfort, privacy, and common areas
De Kroon comprises 67 modern, ready-to-move-in student rooms spread over several floors and designed to meet a variety of study and investment needs. Each room is fully furnished with a complete and practical furniture package (including a bed, desk, wardrobe, and refrigerator) so that students feel right at home. The communal living areas, strategically located at the front of the building, promote a sense of community and overall quality of life. These areas are equipped with a modern kitchen and a cozy sitting area, perfect for studying, cooking, and relaxing in a social environment. The secure bicycle storage area is spacious and easily accessible, so students can park their bikes safely and always have them close at hand for daily trips.

The new student residence will replace the CEMSU neighborhood supermarket, which closed its doors and will be demolished at the end of 2025. Construction will then start in early 2026. The residence will have a green-toned façade with subtle relief elements, designed by van We-S architects. At the same time, the architects have ensured that the design blends in beautifully with the surrounding architecture.
We are complying with strict energy standards for the construction, which should particularly benefit the energy efficiency of the building. We are working with innovative construction techniques and high-quality insulation, and installing a fossil-free heating system. Moreover, this is not our first project in the development of student rooms. We have already created no fewer than 1,300 new rooms in the most important student cities. Recently, we also developed student rooms on the former site of the interior design store “De Speurder” in Ledeberg, which are now completely sold out. However, this will be the first time that student accommodation has been provided in this part of the city.
