Bruis
Mechelen city centre soon borders the water
Things are currently very quiet on the Keerdokkaai in Mechelen, but soon it will be bustling here by the water! A former shopping site is writing a sparkling story and making way for a brand new living and experience environment. The bustling city centre will henceforth border the dock, with a promenade along which you can live beautifully, have a nice coffee or come and shop.
Guido Gezellelaan 6 - 2800 Mechelen
Bruis provides a wide mix of houses, apartments and penthouses around a lush courtyard garden. Each residence enjoys punishing views in 2 directions.
The public space around Bruis is undergoing an extensive transformation. This includes a new town square, a 1-hectare park, a car-free walking quay and a permanent swimming zone, all right at your front door.
Bruis is adjacent to Mechelen's inner ring road, just 5 minutes from the Grote Markt and surrounded by lots of cultural hotspots and facilities.
A city quarter in full transformation
Property developers ION and NEW joined forces to redevelop the former runway shops along Red Cross Square in Mechelen. Besides houses and flats, Bruis will offer space for catering, community-oriented trade and an extensive inner garden. The reconstruction of the quays of the Keerdok/Binnendijle will create a pleasant car-free cycle and pedestrian promenade towards the city centre and towards Winketkaai via the new cycle and pedestrian bridge. OKRA landscape architects designed the quays on the Keerdok/Binnendijle and the new streets.
Wide variety of residential units and apartments
To meet the demand of both young starters and villa leavers, Bruis houses a wide variety of houses and flats with one, two or three bedrooms or a spacious maisonette. What all residential units have in common are the overwhelming views of the green courtyard garden. On the other side, they overlook the city centre, the new town square or the water.
In good company
The area around Bruis is undergoing a massive upgrade. For instance, the canals bordering the project zone will be made greener and limited to one-way traffic, a large 1-hectare city park will be built at 150m, there will be a new city square with catering facilities and a promenade along the water with a permanent swimming zone.
The courtyard garden itself becomes an oasis of green, thanks in part to the fact that it is located on open ground, allowing the growth of large, mature trees. Several strategically planted trees were placed centrally in the courtyard garden, reducing the visibility between the buildings. This allows residents to maintain their privacy, while still allowing sunlight to play freely and ensuring that the residential units behind the trees are not shaded. Pleasant footpaths meander through the garden, inviting residents to relax and explore the green surroundings. Here and there, these paths widen into small seating areas.
To the south, Bruis is bordered by a green, quiet living street. This is an informal, climate-robust and above all green residential street with a low-traffic character. The structure of this connecting road between the vests and the promenade along the waterfront invites residents to use it for gardening, meeting and playing! The southern orientation means that many living terraces are located on this side, giving the street an intimate and cosy appearance.

Relax by the water
Mechelen is alive and you can feel it in Bruis. There is a lively atmosphere here: people take a seat on the public benches or settle down on a terrace, while boats and swimmers bring the Keerdok to life. Meanwhile, cyclists and pedestrians move smoothly between the city centre, the Winketkaai and the mobility hub.
At the corner of the site, a catering establishment with a terrace on the Keerdok and Marina offers the perfect place to relax for a while. Whether it's a coffee break during a bike ride or an aperitif after work, the Kade will be the place where the day ends pleasantly, while the sun slowly sinks and children can burn off some more energy along the water.
Choose your view
The eastern side of Bruis borders the moats around Mechelen. The formerly busy lane gives way to a green boulevard with trees, a cycle lane and plenty of space to relax in the greenery. Higher up on the horizon also rise the awe-inspiring St Rombout's Tower and the Beguinage Church, two iconic structures that result in dazzling cityscapes both during the day and at night, thanks to their sophisticated lighting.
A renowned team of architectural firms created Bruis' stylish facades. Every little detail and playful brickwork pattern was meticulously designed. Inside, however, it's a different story: in it, you are the boss and put your stamp on the finishing touches of your home. We provide a nice finishing budget at a handful of showrooms (for floors, doors, kitchens, sanitary ware and staircases) that all guarantee craftsmanship and quality, you have complete freedom to decide on the finishing choices you make.
To minimise Bruis' overall environmental impact, aspects such as water, ecology, materials and health are key:
- Underfloor heating
- Well thought-out solar orientation
- Rainwater recovery
- Type D ventilation
- Electric charging stations
- Smart mailboxes
