Working with ION
We develop, invest and manage. Rarely alone. Landowners and local authorities, estate agents and notaries, architects and suppliers: they are all part of the foundations of what we build.
Every partnership starts from the same priority: the right product, at the right time, in the right location. This triple match ensures our spaces and programmes fit the reality in which they exist. That is how we generate value for everyone involved, today and for generations to come.
Four ways to work together.

Project sites
Every plot can be the missing piece of the puzzle
Or perhaps just the beginning of something bigger. Agricultural land, industrial land, building plots or existing buildings. Any size, any region. Selling your site. We acquire for our own projects and for clients with a specific construction request.
Referring a site. Are you a notary, accountant, land surveyor or estate agent? Or do you know someone considering selling? In that case, you know the owners before we do. A valuable tip earns you a market-based fee, or could grow into a long-term collaboration. First, we assess what the local area allows and needs. After that, you receive prompt feedback. If we see no opportunity, we refer you to someone who can make something of it.

Build to Suit
A building tailored to the needs of your organisation
You know exactly what your organisation needs. We translate that into a location, a planning permit and a building.
Two possible starting points.
No location yet: we join you in the search, leveraging our network and our own database of sites.
Already have land: we guide the process from there, covering technical, fiscal, legal and commercial aspects.
Lease, purchase, usufruct or exchange. The formula fits your balance sheet, not the other way around. Timing and budget are set before construction begins.

Affordable living
Social housing through the CBO procedure
We develop social housing through the Constructive Approach to Public Procurement (CBO). Land, design, permits, financing and construction: we bring it all together as one package to Wonen in Vlaanderen. The housing association takes over the project and fulfils its core commitments: allocation and management.
The planning risk and the costs are ours. The process runs in phases, so you can make adjustments along the way. We build to the stricter energy and quality standards required for social housing, and our designs take the neighbourhood into account. Does your municipality have vacant property and a need for investment? We turn it into a single project: a public function on the ground floor, social housing above, with the land under a long lease from the municipality. This approach works just as well for smaller projects.

Public-private partnership (PPP)
Within the framework of governance
Local authorities work with procedures, budgets and deadlines. We operate within those frameworks and ensure quality, sustainability and budget control through to completion.
Urban development, sports infrastructure, schools and laboratories. We work in close consultation with public stakeholders and start from the site itself: what is already there, who will be coming and what the neighbourhood needs. Often, the development triggers much more than just the construction of a building.
