Hof ten Yser
More than the sea
After its transformation, the former Van Landtshoote farmstead in Nieuwpoort will be renamed Hof ten Yser.
Ieperstraat en Koningin Elisabethlaan - 8620 Nieuwpoort
Hof ten Yser is strategically located along the Kaai and Nieuwpoort's harbour channel in a location that holds its value over time. The property's prime location gained further traction during the pandemic.
Hof ten Yser has a beautiful communal garden, a rare asset in Nieuwpoort, adding lots of charm and increasing the value of the flats.
The Belgian seaside is tremendously popular, with many Belgians (re)discovering its assets in recent years. The fact that the seaside is just a short drive away for many has also contributed to this renewed appreciation.
Near Nieuwpoort's charming marina
Cosy dining in Nieuwpoort, walking along the harbour channel, or going on a cycling trip inland: Nieuwpoort has a lot to offer, both for permanent residents and owners of a second residence, with several bakeries, restaurants, pubs, shops, the IJzermonding nature reserve, the marina and the beach, within walking distance. There is a tram stop around the corner, and the location is also ideally suited for cycling enthusiasts.

With the support of a top team of experts
ION seeks to optimise its cooperation with construction partners who share the same vision for all its developments. The creative minds at A1AR architects & more came up with the design for Hof van Yser, starting from 'what can be' rather than 'what is', extending the scope beyond architecture. Furnibo, a leading contracting company for high-end construction projects, is building the development.
Architecture
Hof ten Yser consists of 2 blocks of flats with 42 residential units and 1 retail unit. There is a communal underground parking garage under the property. The development's façades ooze charm and history, with a design that is in keeping with the existing styles in the city centre, blending seamlessly into its surroundings. Not your typical Belgian seaside architecture, in other words.
Investment opportunities
Hof ten Yser clearly has great potential in terms of living and leisure, making it a lucrative investment opportunity. Its central location and the growing demand for seaside properties ensure this investment will hold its value over time. Higher rents are also feasible because of the communal garden.
Strong neighbourhood participation
ION is crafting a new story on this site, albeit with the utmost respect for the past. According to an archaeological survey by BAAC, the site has a rich history. Hoeve Van Landtschoote, Nieuwpoort's last urban farm built between 1860 and 1880, once stood here. During World War I, two engineer captains, i.e., Robert Thys and Fernand Umé, used the farmhouse as their shelter. The men and their Compagnie des Sapeurs-Pontonniers (Sappers/Miners) played an essential part in the flooding of the Yser or Ijzer Plain.
