Car-free and green living

Residents get to enjoy a park experience. Molenpark's terraced houses have private gardens. The ground-floor flats enjoy direct access to the park or courtyard gardens. The other flats also look out onto the lush greenery thanks to their spacious terraces.

Sustainability

Greening is a central theme in the design of Molenpark, with lots of nature on the site combined with the use of green technology. Various sustainable technologies will also be implemented in the new buildings.

Maximum comfort

At ION, we take the sale of a residential property very seriously. We honour the investment and trust of our buyers, doing our utmost to create living environments that make life more enjoyable.

Homes for all generations

Molenpark has been designed for people of all ages. It will be a meeting place where residents can relax in peace with their friends, family, and other residents in green surroundings. A place where you can let your children play freely with peace of mind, away from the busy streets. A car-free zone has been created by situating the underground and above-ground car parks on the fringe of the park. Several access roads connect the park with the neighbourhood.

To maximise residents' enjoyment of the green surroundings, we have oriented the blocks of flats and the single-family dwellings towards the park, where wadis facilitate natural water infiltration.
But the one thing that really makes Molenpark a textbook example of sustainability is the connection to the district heating network of the City of Eeklo. Initially, the heating grid will be fed from a central boiler room using a heat pump connected to solar panels.

Molenpark facts & figures

  • 13 woningen
  • 76 appartementen
  • 671 handelspanden
  • 74 underground and 10 above-ground parking spaces, including 2 public ones
  • Total gross floor area: 10,067 m²

Neighbourhood participation

Molenpark is more than just a new housing project, creating added value for the entire neighbourhood. The existing environment was the starting point for the design by OYO Architects and landscape architect Thomas Leplat. Valuable trees – such as the majestic red beech – have been preserved and integrated into the design.

Louisepark, a 4,300-m2 public park, will be a green oasis for relaxation and recreation. Residents of Molenpark will be able to use the children's playground, picnic areas, benches, a petanque court... But the nearby city centre, with shops, restaurants, and cultural activities, also has lots to offer.

The City of Eeklo is building one of the longest district heating grids in Flanders, with 30 km of pipelines that will transport residual heat from the IVM incinerator. Once the heating grid is operational, this new district will be the first to connect to it. Until then, all 76 flats, the health centre, a shop, and 13 houses will be powered by the local heating grid from a central boiler room with a heat pump connected to solar panels.

- Senior Project Developer
This project is based on a forward-looking vision of urban living, making better and more compact use of available space and increasing environmental quality for residents and the neighbourhood as a whole. A new seamless connection for pedestrians and cyclists, through a pleasant green zone, definitely offers added value for the city.
