Transformation of an industrial site with structural anchoring

La Rosée is a student residence under development on Rue de la Rosée in Brussels. The project transforms the former depots of the Brussels city slaughterhouses, dating from 1886, into a contemporary living environment for students.

The development is based on two clear ambitions: to reactivate a site with a distinct industrial past and to anchor the building in a long-term partnership with a social housing partner. La Rosée is therefore not a classic residential project, but an integrated model in which spatial transformation and social objectives come together.

The residence is being built on a former industrial site near the Brussels abattoirs. The design respects the industrial past by integrating historical elements such as the enclosure wall and steel structures into a contemporary student residence.

La Rosée gives an industrial site a new purpose

La Rosée is transforming a former industrial site on Rue de la Rosée in Anderlecht into a sustainable student residence centred around a green courtyard garden. The project will accommodate around 100 students and comprises fully equipped, independent studios where students can live, study and relax. Each studio combines a sleeping area, study area, storage space and a compact kitchen and bathroom area.

The residence has various communal areas, including study and relaxation rooms, complemented by a spacious bicycle shed and a central courtyard garden where students can meet, study outside or relax between classes.

The design by Brussels-based architectural firm DDS+ integrates the site's industrial past into contemporary architecture. The existing perimeter wall has been retained and part of the original steel structure of the former hangars has been reused as a pergola in the garden. In this way, La Rosée combines historical heritage with a modern living concept that responds to the needs of students in a dynamic urban environment.

La Rosée is the result of a collaboration between ION and AISE-SVKS, the social rental agency for students in Brussels. The project demonstrates how property development and social housing can reinforce each other. By opting for a long-term rental contract and professional management, a sustainable model is created that benefits both investors and students, while contributing to the further development of the city.

La Rosée focuses on students who find it difficult to access the regular rental market. Thanks to the collaboration with AISE, the studios are allocated to students with limited means who need stable and quality housing.

This model combines a stable investment for owners with a clear social impact. Students gain access to a safe living environment where they can focus fully on their studies.

27-year rental guarantee

The entire project is leased through a long-term 27-year lease agreement with AISE-SVKS, an organisation specialising in student housing and recognised by the Brussels-Capital Region.

AISE is responsible for allocating the studios, supporting students and managing the day-to-day running of the residence. This means investors enjoy guaranteed and indexed rental income, regardless of occupancy or tenant turnover.

La Rosée is being built on a site measuring approximately 1,400 m² and will accommodate around 100 students. The building is designed in a U-shape around a large courtyard garden that serves as a meeting place for residents. The ground floor will house student studios, including units specifically designed for people with disabilities. In addition, there will be study and relaxation areas, an entrance area and a spacious bicycle parking facility. The upper floors offer spacious student studios with plenty of natural light and comfortable furnishings where students can live, study and relax.
