Finding space for entrepreneurship that is also innovative, sustainable and flexible is no easy task. Project developer and investor ION offers a solution to this challenge. For 14 years, it has been developing mixed inner-city projects throughout Belgium with a combination of living, relaxing, working and doing business. ‘Thanks to our extensive experience, our dedicated team of experts and our diverse range, we succeed in meeting the questions and wishes of investors and users,’ explains CEO and co-founder Kristof Vanfleteren.

"Everything starts with the location. We always choose inner-city strategic locations with good visibility, high footfall, good accessibility and immediate proximity to other facilities. Secondly, we always integrate modern technologies and apply sustainable building principles.

Flexibility is also crucial. We are entrepreneurs ourselves; we are well aware that your space requirements can evolve. To make buildings interesting for users and investors in the long term, we start from the most flexible possible basic space, with large spans, sufficient headroom, optimal incidence of light, many connections, etc.

And finally, almost all of our commercial properties are part of mixed-use projects that combine living, working and leisure and are bustling with activity 24/7. We strongly believe in that dynamic.

Roelevard in Roeselare. The ground floor of the building houses retail spaces and smaller offices, the basement has larger office spaces and the upper floors are used for residential purposes.
Suikerpark in Veurne, of which the first phase has now been finalised, is a development we are very proud of.

Roelevard in Roeselare is an ideal example of such a mixed project. The base of the building houses retail spaces and smaller offices, the plinth has larger office spaces and the residential functions are located above. ‘The transformation project has upgraded and revitalised the neighbourhood. 75% has already been sold, but there are still a few spaces available that can either be rented out in their entirety or divided into smaller entities,’ they say.

Suikerpark in Veurne, the first phase of which has now been completed, is another development we are proud of. Thanks to the mix of heritage and new construction and the connection with the city centre, the new neighbourhood is acting as a real catalyst. There are still a few units available there too. Other fine reference projects that reflect the typical ION approach are Panquin in Tervuren, with a mix of hotel, office space, commercial premises and apartments, and Plein Publiek in the Doorniksewijk in Kortrijk, which is proving to be a very sought-after location.

ION operates as a one-stop shop for companies that want to realise a construction project. ‘From the search for a suitable location to the permit process and the actual construction, we guide the entire process, tailored to the customer's needs.’ We recently proved this with several leading ‘Build to Suit’ projects, including the office and research centre of Flanders Make in Kortrijk, and the brand-new recording studio for the TV drama series Thuis in Herent, which is still to be built.
