Temporary VAT rate reduction on ION projects

1. First and foremost, purchasers must satisfy certain conditions:

• You must purchase the house or apartment privately for example, and not via a company.
• Once the building works are complete, the house or apartment must become your place of domicile without delay.
• The property must also qualify as your principal private and only home, although there are a number of exceptions with regard to inheritance and the quick sale of the current family home.
• Lastly, you must continue to satisfy all these conditions for 5 years.

2. The project that house or apartment forms part of must also satisfy a number of conditions:

• The scheme exclusively applies to construction projects that combine the demolition of one or more buildings and the reconstruction of one or more houses or an apartment building.
• The environmental permit application must be submitted in the period from 1 October 2018 to 31 December 2022.
• The home’s total habitable area must not exceed 200m².​​​​​​​

3. Providing the aforementioned conditions are met, you are entitled to receive invoices for completed works (due between 1/01/21 and 31/12/22) at the reduced VAT rate of 6%.
